The front doorway width into the entrance hall is 74cm.
The doorway from the entrance hall through to the main hall is 78cm. The floor is level between the two areas with a very slight decline.
The lounge is situated off the main hall. The doorway from the main hall is 73cm. There are four large sofa and two easy chairs in the lounge. The floor is level throughout, carpeted throughout. A coffee table is placed in front of the wood burner fire and by most of the sofas and chairs there are low tables. The area is well lit with ceiling spots and table lights.
There are no lifts within the house.
The stairway at its narrowest point is 71cm wide and carpeted from the ground floor to first floor (Hatch and Venn bedrooms) with a hand rail to the left or right for part and on both sides for part. The landing is carpeted.
There are no steps from front door to the main hall, dining area and lounge on the ground floor.
Hatch – The door width to Hatch is 71cm. The room is carpeted.
Venn - The door width to Venn is 60cm. The room is carpeted.
Leigh – There are no steps or stairs to Leigh bedroom on the ground floor. The door into the bedroom is 72 cm. The bedroom is carpeted.
All rooms are well lit with bedside lamps and pendant lights. Hypoallergenic bedding is provided in all rooms
All bathrooms are en suite or adjacent. All rooms have tiled floors or wet room flooring. All taps are lever taps. All rooms are well lit with ceiling spots.
Hatch – The dedicated bathroom adjacent to the bedroom has a door width of 67cm, a pedestal basin with a height of 82cm and a low side bath (height of 59cm) and over bath shower. The toilet seat is 44cm high. One grab rail near toilet. No steps. Non slip mat available on request.
Venn – The en suite shower room has a sliding door of 67cm width, a pedestal basin with a height of 87cm and a 10cm lip into the shower tray. The toilet seat is 43cm high. No steps. Non slip mat available on request.
Leigh – The dedicated bathroom adjacent to the bedroom has a door width of 81cm, a pedestal basin with a height of 83cm. The shower is walk in level with floor with double doors opening to 88cm. The toilet seat is 42cm high. One grab rail near toilet and a grab rail in shower unit. Wet room flooring in bathroom.
All public areas are lit with a combination of ceiling lights, table lamps and standard lamps.
The dining area is accessed via the main hall. The dining area is carpeted and is level throughout. There are three tables each seating two people with upright chairs. Seating can be rearranged if needed. We offer a table service. Differing dietary requirements can be catered for with notice. Crockery is white.
The garden is available for guests to use. Immediately surrounding the house is level stone and paving flagged patio and wooden decking accessible to a wheelchair. The rest of the gardens are on a slope with some terracing. Access to these areas is over the lawns or via flights of outdoor steps.
One lawned area leads to the two ponds which are unfenced and thus unsuitable for children, those with visual impairments or mobility problems.
Garden furniture is situated on the patio and decking areas.
The summer house located up the garden from the house via steps and sloping lawns is available with garden furniture placed on its decking and lounge furniture inside the summer house.
There is an information sheet detailing fire exits and positions of fire extinguishers in the information packs in the guest room. These can be provided in large print if necessary. We have free Wi-Fi access throughout the building. Mobility scooters or electric wheelchairs can be charged in the garage.
The Nearest Doctor’s surgery is in Kingsbridge and the nearest minor injuries unit is also in Kingsbridge, the nearest A and E is in Plymouth. Contact details are provided in the information packs in rooms.

Wheelchair access is available to all ground floor rooms open to guests within house.
